I’ve Been Quoted!

I didn’t realize how validating it can be to be quoted as an expert.

I was recently quoted in two articles. One article is about how to decorate a historic home and another about Summer home staging tips.

Home Staging Success

I recently worked on a home staging project that clearly illustrated the power of staging. The clients own a townhouse in a nice area with a 2-car garage and approximately 2,400sf. It was well-priced and well represented by their Realtor. It Would Not Sell.

Here is where I came in. I walked through the house and gave them a list of changes and repairs for each room. None of them were expensive or difficult. It mostly involved painting, new light fixtures in the bathrooms, rearranging furniture and putting things in storage.

The house had been on the market for 5 weeks. There was an open house the weekend after the staging. They got a buyer the following week. The buyer had seen the house prior to staging and when they returned they remarked on how much bigger it was and there were no objections to what had been very personal paint colors.

We removed one of the wardrobes and a large area rug. We repositioned the furniture. This cost nothing and was the one room everyone said felt small before. After the staging the buyers said they didn't realize how large the room is. Instead of a negative, it was now a huge positive.

I was so happy for the sellers because now they can move into their dream home. They have 3 teenage daughters and 2 dogs and to say they had outgrown their townhouse would be an understatement.

Many design shows will show you how they achieve big changes for a home seller. There is a reason they are so popular. The real estate market is better informed now and buyers have higher expectations. It is up to the seller to make their home show more than just its potential.

After all, you wouldn’t wear pajamas to a job interview.

The Beach House Revealed

We just returned from our spring break “vacation”. It was rewarding and a little relaxing. We completed the last of the major projects and only have the final small projects left before our first renters arrive in May.

The beach was gorgeous, hot and sunny for most of our stay and the kids spent a lot of time on the beach with friends who joined us. This made it easier to work on the house. We laid down new floating wood laminate floors, paneled a doorway in reclaimed bead board from the former kitchen island, had carpeting installed in 2 rooms, refreshed the laundry room, hung artwork, had a new cement patio poured and sooo much more.

The last thing to happen before I left for home was to watch our new pool table being installed (built from several boxes of mysterius parts). I was surprised to learn that this is a job for an upholsterer not a carpenter or handyman. Turns out that felting the table is like upholstering a piece of furniture.

I am preparing for our first renters of the 2010 season and I will have new pictures to post soon! The house has never looked better and I look forward to sharing it with you.
